Course Description

This course will examine special boundary problems associated with multiple surveys along a common line. Three basic topics will be discussed:

  1. Corners established in a junior survey,
  2. Gaps or hiatus’ between surveys, and
  3. Overlapping surveys.

Several precedence setting cases will be examined and specific principles developed for the resolution of title issues, determining the control exercised by corners and preparation of the record.

Course Objectives

Upon completion of this course, students will be able to:

  • Define terms associated with special boundary problems.
  • Identify boundary and title principals established by case law.
  • Distinguish between junior/senior corners, hiatus/overlaps, and technical differences.
  • Recognize key information within the record/evidence to determine if a junior/senior corner, hiatus/overlap, or technical difference exists.
  • Determine associated title issues for a special boundary problem.
  • Develop a plan to complete the survey.

Each course has a study guide associated with it. The study guide is 93 pages and contains everything you need to complete this course. The study guide is included here as a PDF file for you to print. Course length is approximately 10 hours, 3 CE credits.

Upon reaching the final quiz, you must answer at least 80% of the questions correctly to achieve a passing grade. Retakes are limited to once per 24 hour period.
